La Veleta
La Veleta is the residential district west of the highway, and it is where the people who actually live in Tulum have mostly ended up. Quieter than Aldea Zamá, more grown up than Region 15, close enough to the centre to cycle. Streets are a mix of finished and unfinished, which is what keeps prices where they are, and the neighbourhood has filled in steadily with restaurants and small studios rather than large developments.
Ownership
The property sits within Mexico's restricted zone, so foreign buyers take title through a fideicomiso, a bank trust conferring full rights of use, sale and inheritance. Two separate escrituras means two separate title processes, which a notary will handle together but which a buyer should budget for accordingly.
